Spring Has Sprung at Stratton

The weather has finally warmed up although it does look like the SMS mogul kids are still skiing the bumps on World Cup.   As always, this time of year everything comes to a screeching halt.   Restaurants close and people go on vacation.   The numberof Sales and contracts  at Stratton seem to be pretty similar to the previous month.   Hit this link to see recent Stratton Sales and closings.

  The Stratton Foundation is selling the original chandelier's in the base lodge so I anticipate construction for the new Lodge should start soon.  

 Wanderlust  is coming back to Stratton in mid -June.  Debbie and Lisa in our Stratton Short Term Rental Department  are very busy booking rentals for that time period.  I know lots of owners are planning to be here to enjoy all that Wanderlust at Stratton has to offer.

The phones have been ringing with people looking for summer rentals and winter seasonals' for next year.   We are seeing appointments with people looking for next year even though it is early.

There does not seem to be a large number of properties coming on the market which is a good trend and the number of available seasonal rentals is done. This should convert to people who realize that they should buy instead of rent.   Property values have not come up much from the low so there are still a lot of great deals.

FRAUD ALERT

Please be aware:

The Winhall Police & Rescue Department have received several complaints regarding vacation home rental fraud. Complaints were received last winter and they have begun to recur again this winter.

The offenders in these cases go on-line and find a legitimate real estate advertisement. The offenders steal and modify the advertisement from a vacation property for sale advertisement to a vacation property for rent. The fraudulent advertisement is then posted on a web site like Craigslist or HomeAway.com.

They use rental contracts that look legitimate, and they ask that the rent money be deposited into an account. The property is not really owned by the offenders and when the scam victims arrive for their vacation, they can’t get into the property and learn that they have been scammed. The scammers are frequently outside of the USA, in places like Nigeria, Pakistan, and South Africa.

The Winhall Police recommend that anyone who is renting a vacation home or condominium be cautious. Use a high degree of suspicion and verify any and all information. When the homeowner will only take payment that is deposited into an account, this should make you suspicious. Making your rentals through a local real estate office should ensure that the rental is legitimate.

Christmas is coming to Stratton

Nov Pendings and Sales Happy holidays - all of them!! Thanksgiving brought record snow and also record crowds. The mountain has had the largest percentage of trails open of the other Vermont mountains. Lots of people were here enjoying their homes and rentals. Our phones are still ringing for people looking for Christmas and beyond. We have had a few people looking at  Stratton real estate, but traditionally this is the time when we are slow. People are getting ready for the holidays. November statistics are reflective of the seasonal slowdown where we had 11 homes pending and 6 closed, 2 condos pending and 9 closed. Again, a positive sign with 1 land closing (cheap) and 4 good pendings. I have available an October comparison of the Stratton market vs Okemo. It certainly shows a more consistent trend of the real estate market here at Stratton.  I will be happy to share that with you if oyu ask.

November Stratton Real Estate Update

Here are October's pending and closings for Stratton area.

The Stratton market activity has stayed fairly consistent with 22 properties under contract - as always some of these pendings may travel from month to month with 24 homes and condo's closed. You notice there was a mega sale of an estate for $4,350,000 which started at $7,900,000. as well as several other good sales. This month we are still getting calls of people looking at the last minute to purchase and or rent here at Stratton.  Our seasonal rental market has been very strong and we have very little left for this winter.   Our C Short Term department is getting very busy with calls to book winter Stratton vacation rentals.  The strength of the rental market should bode well for future sales. Stratton has invested $7 million in new gondola cabins, 350 new HKD snowguns, 2 new snowcats and  new glades  for skiing & boarding this year.

Its not too late to purchase a home or condo at Stratton this winter.  The writer put a co-op apartment under contract in early November and it will close next week.

 

Stratton doings in September

The leaves are starting to turn, ski shops are busy stocking up with new merchandise,  the new gondola at Stratton is being installed with the plan to take the first riders up on  September 27.      The real estate market is picking up!  In July there were 4 pending sales,  and in August there here were 24  Sales in the Stratton area.  Follow this link to see the August market activity.   Out office is busy with with offers, contracts and winter Stratton rentals.   Our short term Stratton rental staff are very busy with phone inquiries and are booking Christmas as well as MLK weekend.

August Update at Stratton

Hope everyone is enjoying the summer. We seem to bounce from hot and beautiful days to heavy rain storms and back again. For whatever reason, Stratton seems to be quiet this July.  Perhaps this is due to all the construction and upgrades and people are busy enjoying golf and boating in their homes.  The quiet of June is reflecting in the pending and closed numbers of July. We are getting lots of phone calls and people are looking to rent for the winter season.

I heard on the news today a number of areas in the country are still down 30% from the high. I believe we are off about 25% and properties are selling at the attractive reduced prices. The good news is last month we had less new listings come on the market and there were some substantial sales and closings, So far this month, we have 4 contracts pending including two in the $600+ range.    Here are recent closings.

Now is still a great time to buy Stratton Real Estate and there are many good values in both homes and condos.

Tony's Pizza has moved in next door where the Fox Stop was and is open for lunch on the deck.

Haigs aka Fat Spy is still a mess it will remain to be seen what will happen there.

Stratton is hard at work getting the mountain ready for Winter 2014-2015.   The cable is down on the North American lift and the new cars are lined up in Perferred Parking waiting for their new destinations.

Stratton Mountain Summer

Flowers are blooming, grass in green and summer has truly begun here at Stratton.   The Stratton Golf course is open and people are out enjoying it's 27 holes.    The Drysdale Tennis School is playing outdoors on their beautiful red clay courts and offering camps for Adults and Children alike.    The instructors, like Rob Menzies, come with an incredible amount of knowledge and energy.  He has certainly amped up my tennis game.  The small Stratton Pond has paddle boards and lessons and the local Ski shops, Norse House, Equipe Sport will rent you Kayaks, paddle boards or bikes so you can truly enjoy all the great summer activities here at Stratton.

Next week, bring Wanderlust a nationally recognized Yoga Festival.   Many people are coming for the week but you can easily come and buy a day pass.    Stratton hosts a weekend 4th of July party -- all welcome.  Then the Summer long Vermont Summer Festival, an AAA horse show with competitors from 6 years old to many world class equestrians.   This is a great spectator acity in Dorset,

Spring At Stratton

APRIL update of Stratton Pending and Closed Sales This feels like one of the quietest springs we have  had at Stratton   . Perhaps it was the long cold winter and then the cold Spring we have had.    I looked at last year's sales and pendings in homes and condos and there were 4 more sales in 2013 and 10 more pendings in 2013. The trend is still primarily in the under $400,000 range but we are seeing some activity in the higher ranges. The positive side is that we are not seeing a lot of new properties coming on the market.

Landlords all seem to be raising their rental prices and we are seeing more people booking early for next winter  season.  And there have been more land sales - although mostly pretty low- still a positive indicator  of interest in the area.

We are looking forward to memorial day when restaurants reopen , and things start to happen here at Stratton.

 

 

April Update of Stratton Real Estate Market.

It's hard to believe that it is almost mid-April and the temperatures are still quite cool.    Stratton has very few bare spots although the season will be ending this weekend.   The statistics show what  we have been feeling.  Everyone has been busy skiing and not taking much time to look.   We have been fairly busy with people in April checking out from their rentals and trying to make plans for next winter.   Some are looking to buy and some to rent and rerent their present homes.   Our office has been quite busy and has participated in a number of the attached pendings and sales.   Prices have still not started to rise.   A number of Sellers have reduced prices to attract present buyers and these reductions have proven positive.

There is activity in some land sales which is a positive indicator that people are not just grabbing the best buys - although the 2 $50, 000 lot sales were also the same $90,000 property.

After the great ski season, we are quite optimistic for the health of real estate here in the Stratton area.  Now is a great time to buy.

STRATTON MOUNTAIN VS The Hamptons

I (Ellen Mallia)  had worked with a group of buyers for over a year, looking for r the perfect vacation home for their group.  When the "perfect" home came on the market, one of the groups jumped on the chance to own their Stratton home.  This beautiful home offered them everything they desired for year round enjoyment; four bedrooms, large family room, screened in porch overlooking a landscaped in ground pool.  The non-buying member was a little reluctant to purchase in Vermont, thinking that the Hampton's may be the summer place to be.
