Christmas/NewYear's at Stratton

What is itsmall   What is it?    Is it an Under sea monster or something from outer space?   No it is an old large hydrangea bush with Christmas lights in the middle of the 6 inch snow storm we had at Stratton on December 30.  Skiing has been very good but crowded due to high winds that have closed some of the lifts the lines have been quite long.    All in all it has been a great holiday that still has almost another 7 days to go.    Our short term rental department has been very busy with people looking to book a New Years weekend and looking to book additional times trough out the winter,   We have several properties for sale that could be occupied for the rest of the winter and a number of great shorter term Stratton rentals.   I am looking forward to skiing Stratton as the holiday winds down.    They are predicting a New Years storm of up to a foot of snow so we are all very excited.      My favorite property now is exteriorthis house with 4 bedrooms, family room , and two additional rooms and it is located off the Stratton Access Road.   $450,000.  Give us a call for information on Stratton rentals or Stratton Real Estate for sale.

Stratton Mountain Winter

Just back from a wonderful day of skiing at Stratton.  15+ inches of new snow - and lots of trails are open.    The lines were very short and gave you time to catch your breath.     Christmas is only 10 days away and Stratton's ski season is in full swing.    Most of our winter seasonal rentals are booked with some opportunities for a Christmas or New Years's rental are available.    There are homes still available to be purchased for this winter season, while many are presently rented for the winter and are available in the Spring.

Fall Up date

This Fall has been one of the most spectacular  I have seen in a long time.   The warmer temperatures have really added to its enjoyment.   I hope you have had a chance to get here and enjoy the weather.    Stratton was incredibly busy over the weekend with parking lots filled with people hiking, hay rides, learning about falcons, face painting and of course shopping and dining.  Verde had the busiest night short of New Year's on Saturday.   Stratton is investing $7million  in mountain improvements, snow cats, new gondola (for 2014-15) and more.    We continue to be busy showing  Stratton Seasonal rentals and  Stratton properties for sale.

While  there are still a lot of inexpensive properties selling,  there are sales in the higher ranges which is a good sign of the market increasing.   The number of new listings is down, while the percentage of closing has increased.   This is a normal trend as we are coming close to ski season and people are working hard to make their plans.     Still not to late to find a home to rent or buy here at Stratton.

Stratton fall  We are your local brokers, specializing in your Stratton/Bromley reosort areas.

I (Ellen Mallia)  had worked with a group of buyers for over a year, looking for r the perfect vacation home for their group.  When the "perfect" home came on the market, one of the groups jumped on the chance to own their Stratton home.  This beautiful home offered them everything they desired for year round enjoyment; four bedrooms, large family room, screened in porch overlooking a landscaped in ground pool.  The non-buying member was a little reluctant to purchase in Vermont, thinking that the Hampton's may be the summer place to be.

Opinions changed after the friends spent one weekend driving five hours from CT to the Hamptons, only to find crowded restaurants, crowded beaches and no available time for the tennis courts.  The following weekend, they made a leisurely 3 hour drive to VT, played tennis at the beautiful Stratton Sports Center courts, and then onto a relaxing afternoon spent lounging in the pool, followed by a gourmet dinner in Manchester.   These Buyers and their friends have discovered the secret of Vermont.

There are many homes that offer   Summer and Winter recreation activities besides those offered in the Stratton and Bromley resort areas.    Now is a great time to be looking for s Stratton winter rental or to purchase a four season Stratton  or Bromley area vacation home.

Summer at Stratton

Summer has come to Stratton and we are all enjoying the beautiful warm weather.  One of the great new past times is to build a stone cairn in the Winhall River (Route 30 East of our office).  There are many wonderful engineering feats and people are stopping all the time to add new sculptures.    Business has been busy with more people coming to rent and buy in the Stratton area.

In the last 6 months, Winhall Real Estate sold the highest % of dollar volume  with an average Sales price of $537,228.   if Stratton area Real Estate (per MLS statistics).  There are still many great values in sales and now is a great time to find a vacation home for your family.    There is lot to do in Vermont in the Summer so do come see the Winhall River and let Winhall Real Estate show you some of our great listings.

Spring has sprung at Stratton but the grass is not green!!

Stratton Mountain in the springStratton Mountain is reporting 5 FEET of snow has fallen in the last month!  and you can tell by watching houses hid behind mounds of snow.    The snow banks on my driveway are 3' high!!   This will be a great late season of wonderful Spring skiing.     When people are finished skiing they have been looking at lots of real estate.   Just recently, offers have started to fly around like the snow.    Many Buyers believe that this is a Buyer's market, which is reflected in many sellers not accepting low offers.   On the other hand, prices are at a low and now is a good time to get a great vacation home.   On  NPR this morning,  I heard a story about how the market is really turning in many areas from a Buyer's market to a Seller's market.    Properties that are properly priced are getting showings and we look forward to offers,    Several of our new listings that are buried in snow are conveniently located mid-way between Stratton & Bromley mountains.    This very cute 3 bedroom, 2 bath home on an acre lot. There is a large family room and additional room to be used as an office or whatever.   House is furnished and is offered at a very reasonable $270,500.

A home on Stratton Mountain

Nearby is a Fabulous Montana Log home  which is nicely sited on  a pretty lot  with huge living spaces, 2 stone fireplaces, 3 bedrooms, 3 baths, screened porch, pond, 3-car garages, hot tub & more in great family neighborhood - $645,000.  There is still lots of skiing let.   This weekend Stratton hosts a 24 hour challenge - teams will ski for 24 hours to raise funds for the Stratton Foundation.   The Following weekend is Easter, with an Easter egg hunt,  a rail jam and Cabot burgers.   April 6 bring the Spring fling and pond skim.   If you are thinking about buying real estate, there could not be a better time than now with prices and interest rates still at a low!

Spring at Stratton Mountain

Spring is almost here but you cannot tell by the snow here at Stratton.   We have received more than a foot of snow in the last week and it is flurrying as I write this. The skiing at Stratton and Bromley has been phenomenal with soft  fresh snow.  Lot of fresh tracks have been had and everyone has a story about their great Stratt and Bromley ski days

The real estate market is experiencing a flurry as well.    We have all been very busy with real estate showings and there are offers being made and accepted.   There are some exceptional oportunities  close to the trails. dining living fp One is a nicely updated two bedroom and loft,   1/2 bath Slopeside condo in the "E" section.    This unit offers a quiet location with true ski on and off location.   $399,000.    We have several buyers who are purchasing for cash and are closing in mid march with the plan of having a month of great spring skiing.    There are some great buys in Stratton real estate and people are already asking about Stratton rentals for next season.    Now is a great to look for a vacation home here at Stratton.

I sold a home to a family from New Jersey who planned to rent their home on the holidays and use it somewhat sporadically.   They put their children in Stratton Summer Tennis Camp and a camp at the Mountain School during the summer.   The 3 children are all in the Stratton winter Ski camps and loving it.   They did NOT rent their home but have come every weekend.   The dad told me that it brought him such pleasure to see his children having so much fun and skiing with him at the end of the day.      This is what owning at Stratton is all about.

Stratton has a lot of fun family activities for the next weekends - do come up and see what it is all about.

Stratton Update -- Stratton has had a great ski season to date.  We started the Christmas season with 3 ' of the white fluffy stuff -   We had a big January thaw and then 5 inches this week to set Stratton up for Martin Luther King weekend.   We have had a number of appointments of people looking at everything from land to homes and condos.  There are some values at this time in both condo's and homes.

A great buy is this Birch Hill Coop apartment for $149,000. It does require all cash but has e3 bedrooms, 2 baths and a family room in addition to a nice living/dining/kitchen area with a fireplace.    Birch Hill has a shuttle to Stratton Ski Area on weekends and holidays and a pretty private pool for summer time.    These units have been popular with several generations of Stratton families.

Another great opportunity to purchase in the Stratton area is this beautifully constructed contemporany home on top of Pearl Buck with great Winhall valley toward Bromley and looking back toward Stratton.   This home offers two master suites and two additional bedrooms.  The living room has a vaulted ceiling with ceiling high stone fireplace and beautiful wood floors.  Kitchen should delight any chef.   There is a family room with fireplace, hot tub room and two additional rooms.   Listed at $959,000 but the owner has asked to hear offers.   This fine home is located about five minutes from Stratton off the Stratton Access Road.

Now is a great time to buy as prices are still low.  Vermont is a great place to vacation and spend time with family and friends and now is a great time to come enjoy it, if you are not ready to buy try renting for a weekend or a season - summer or winter!
