|It is hard to believe Christmas is in three days! My presents are bought and mostly wrapped. We celebrated a fabulous year in 2010! We are presently in 2nd place for Sales in the area for the year by only $600 according to MLS Statistics! This is accomplished by our great staff. We celebrated the year at our office party which was held at the Chanticleer Restaurant in Dorset, VT. |

In the past year, there have been 44 sales in Winhall, 27 in Stratton, 21 in Jamaica. We have participated in 48 of this sales. The prices were a wide range from $27,000 for a small camp to $2,311,600 for a home in High Meadow with extra building lots. We have had a great year and are all looking forward to another strong year for the real estate market at Stratton.

Hard to believe that the ski season has started at Stratton. Oct 15th, a foot of snow fell on Stratton Mountain making a real contrast to the beautiful fall colors. A friend of mine, eager to start the ski season, hiked to the the top of the mountain. After enjoying the view, started skiing down, realizing that the snow was heavy and wet, decided to proceed down carefully but she certainly had First tracks!
Our winter season rentals have been renting but there are still several Stratton trail side availabilities. One thing we are finding, many renters have dogs and most of the condo complexes at Stratton have rules against having a dog unless you are an owner. Now is a good time to look at new equipment so you will be ready for the upcoming season .

Stratton Winter Rentals News
The leaves are turning and even though we did not have a lot of rain the foliage has many reds and blues. Stratton Winter rentals are moving with lots of people already booking their homes and condos for the winter season. Our Short term department is also booking shorter term rentals at Stratton for Christmas and New Years.
The market here continues to grow. The volume of sold Homes and Condos in Stratton Mountain area has grown 109.80%* from the previous year to date. The average sales price of a condo has increased 22.81%* to $491,662. The list to sell ratio is 88.02% with an average days on the market of 258.*
The number of recently listed home and condo listings in the Stratton Mountain< resort area has decreased by 8.6%*. All this being said, there are still some great buys in homes and condos that are available for this winter season. (*according to NNEREN MLS Statistics)
Events - Peru Fair
If you are thinking about a trip to Vermont, a great event is the Peru Fair, taking place Saturday the 25th of September in Peru Village. The pig-theme continues throughout the day with an organic pig roast beginning at 11 a.m. Entertainment and 75 Vermont crafts vendors will be on hand, along with hay rides and magic acts. The fun ends at 4 p.m. Park at Bromley Mountain where shuttles are waiting to take you to the fair site. It's a nice way to enjoy a fall day.
Stratton and Bromley Mountain offer scenic rides to the top to enjoy the foliage. The shops are all open and ready to help out fit you and your family for the winter season.
It is hard to believe we are halfway through August and before we know it, the wonderful warm weather will leave us and we will be looking at new winter jackets and the latest in Skis and Boots. As winter approaches so do the many people looking to rent at Stratton Mountain Resort. If you know you want to ski Stratton, now is a good time to buy your passes and sign your children up for seasonal programs. The typical Stratton season starts November 19, 2010 and will end April 10 or 17,2011. Tenants are generally responsible for all utilities, plowing and caretaking and have those bills put in their names. Rental prices can vary from location, size and quality of the home.

Unless you really know your agent it is important to visit every unit. Check for cleanliness, bed quality and appointments. Some homes may smell a little if they are closed up all summer. Most of the damp odor will leave when the heat is on and when the home or condo is actively used. Make sure that you can confortabley accomodate your family of group in the home. Generally pets are not allowed and many homes and condos are not smoking. An important tip is NEVER put ashes from a fireplace on a deck with in 48 hours of using the fireplace. best to leave them.
Rentals can be for a weekend or the full season. A weekend rental can run from $300 a night to as much as $2000. a night Again price is determined by location, amenities and quality of the property. A weekend rentor does not pay utilities but generally a cleaning fee is charged and there are state and local rooms and meals tax. Linens are most often included and many landlords will leave general condiments to make your stay more comfortable. Finally if you are planning a vacation over one of the big holidays it is important to book your lodging and your childrens ski school at Stratton Mountain early.

If you are thinking about renting your home or condo, make a trip to Vermont soon and grade yourself on presentation, cleanliness, amounts of dishes, flatware, glasses and quality of bedding. If your comforters are more than 5 years old or sofas are worn. it is time to replace them. Clean, well presented properties will rent faster and for more money than the home that has been ignored for several years.
Let your rental agent be a guide of what will make your home more marketable. It the home has been locked up for several months, have your caretaker open some windows. Also it is important to have the outside grounds cleaned up.
What a wonderful summer in Vermont! Beautiful sunny days and cool night s for great sleeping. Stratton Mountain has been busy with their Saturday concert series, and the summer theaters in Dorset and Weston have been entertaining round and old. The Vermont Summer Festival Horse Show is going on in Dorset, VT This horse show features some of the country's top riders as well as many local riders. Betsy (your blogger) has shown in this show regularly. This year she will miss as her horse, Cody, developed Inflammatory Lung Disease - basically horse asthma. He is presently on inhalers andis starting to get back to work but not in time to show this year.
VT Real Estate Market Update
While we are all enjoying riding, golf and tennis and just plain summer, We are all still busy with real estate. In the last 90 days, 25 properties have closed and there are 13 pending in our area. There are also offers in negoatiation in our office. Closing prices range from $79,000 to $2,375,000! Home Price Appreciation rates on the Internet show Vermont to be holding its own. The 5 year average showed a 20% appreciation. In a Feb 2010 study Vermont had the best scores of all 50 states! March to April 2010 Vermont was #1 in loans closed a change of 88.9%. We are still seeing some great buys but many are getting picked up and we expect to see prices moving up!

After a period of stalled sales and falling home prices, the resort-home market is poised for a comeback. During the past decade, the market for homes in many resort areas experienced an even more severe boom-and-bust trajectory than the traditional housing market. Vacation-home sales hit a record high of 1.07 million in 2006 before plunging 30.6 percent in 2007 and another 30,8 perscent in 2008, according to the NATIONAL ASSOCIATION OF REALTORS (NAR). Sold Listings In the Stratton Mountain, Winhall, Bondville, Londonderry, Jamaica (Stratton - Bromley Resort Areas) have improved. According to MLS Statistics, all Home Sales have increased 18.89% from May 17, 09 to 2010 from the previous year. The average sales price has increased 5.07%. In Condos, the number of sales have increased 200% and the average sale price has increased by 20.61%. Land sales have been sluggish with the volumn of sales down by 57.79%. There are still some great home buys in the area as well as a good selection of condos to purchase and condo mortgage financing is available!
